The part that has to not fail

Everyone says fast. Here is what catches it when it isn’t.

A double booking costs you a cancellation, a refund and a rankings hit. So the question is not how fast the happy path is, it is what happens the one time a webhook never arrives.

  1. Immediately

    A booking, change or cancellation on a channel arrives as a webhook. A price or availability change you make is pushed the moment you save it.

  2. Every 2 minutes

    A processor sweeps anything the immediate push did not manage to land, so a momentary failure costs minutes rather than a day.

  3. Every 15 minutes

    The queue is reprocessed and channel state reconciled against ours, catching anything a webhook never arrived for. iCal feeds are polled on the same interval.

  4. Nightly

    A full resync from scratch, plus a refresh of every last-minute pricing ladder so the discounts move with the date.

Two-way sync usually lands in under a minute. We would rather tell you the floor than quote you the ceiling, the sweeps above are what turn a bad minute into a delay instead of a double booking.

Your own bookings

The booking nobody takes a cut of.

Every listing gets a booking page that takes real card payments, on every plan including the free one. It is the cheapest booking you will ever take, and it is the one channel nobody can change the terms of.

The money goes to you

Payments run through your own Stripe account. Guests pay you directly and the funds settle to your bank, we never hold them, and we take no commission on the booking.

Cards held, not charged

On request-to-book the card is authorised and held when the guest books, and only charged once you accept. If you decline, nothing was ever taken.

Promo codes and gift cards

Percentage off, an amount off, or free nights, date-limited, use-limited, one listing or all of them. Gift cards can be a credit that runs down across stays or a specific package.

The ones that nearly booked

When a checkout is abandoned, one recovery email goes out on your schedule, and if they come back and book, that conversation is folded into the real booking thread.

Honest about size

Right for one to fifty. Wrong after that.

This suits hosts and small operators running their own places. The honest ceiling is the calendar: it shows one property at a time, which is comfortable at ten and tiring at fifty.

Once you are managing on behalf of third-party owners and need statements and trust accounting, a heavier platform is genuinely the right answer, and we would rather point you at one than sell you something that does not fit.

Billing is per listing rather than per account, so five listings is $50 and one is $10. Stop paying and those listings fall back to the free iCal sync rather than locking you out.

Common questions

How many listings does this suit?

Roughly one to fifty. The free plan takes unlimited listings on iCal and Pro is priced per listing, so it scales smoothly on cost. The real ceiling is that the calendar shows one property at a time, fine for ten, tiring at fifty. Past that, or once you are managing on behalf of third-party owners, a heavier platform is the right answer.

What does it actually cost?

Nothing until you want two-way sync. The free plan is unlimited listings on iCal with no card and no time limit. Two-way sync is $10 AUD per listing per month, charged per listing rather than as an account plan, so five listings costs $50 and one costs $10. There is no commission on any booking, on any plan.

Which channels connect directly?

Airbnb, Booking.com and Vrbo, plus Expedia if you hold a direct Expedia Lodging contract. Anything else with an iCal feed can be imported and exported for free, that is how hosts run Hipcamp, Riparide and the smaller regional sites alongside the big three.

How fast is the sync, really?

Both directions are event-driven, so the usual case is under a minute. What matters more is what happens when that fails: a processor sweeps every two minutes, the queue is reprocessed and reconciled against each channel every fifteen, and there is a full resync overnight. The worst case is minutes, not a double booking.

Does it handle cleaning?

Not as a scheduling product, there is no task list or cleaning roster. What there is: give your cleaner a login and they see the calendar and the guest messages with every dollar figure hidden, and any note you leave on a booking is there for them. For a small operation that is usually enough. If you need checklists and job sign-off, pair us with a tool built for it.

Is there reporting?

No, and we would rather say so than show you a screenshot of something unfinished. There is no revenue dashboard, no occupancy or ADR reporting and no payout history. It is the most common thing people ask us for and it is what we are building next.

How long does setup take?

The parts we control are quick, a guided wizard walks you through the listing, the photos, the iCal feeds and your payment setup, and it saves as you go if you need to stop. The parts we do not control are the wait: Booking.com needs you to accept a connectivity agreement in their extranet, and Stripe runs its own identity checks. Neither is long, but neither is instant.

Is there a contract?

No. Monthly, cancel any time, no setup fee and no minimum term. The free plan has no expiry, so if you stop paying for two-way sync your listings drop back to iCal rather than being locked out.
