Four ways “free” is usually not.

Almost every free plan in this category is one of these four. None of them are dishonest exactly, but only one of them lets you actually run your business without paying, so it is worth knowing which you are being offered before you move your calendar onto it.

A countdownLooks like: Free for 14 or 30 days

A trial. The product is priced; you are being lent it. Nothing wrong with that, but a trial answers "will I like this", not "can I run on this".

No clock exists on our free plan. There is no expiry field to set.

A listing capLooks like: Free for your first property

Free until you succeed. The cap is usually set exactly where a hobbyist becomes a business, which is the point at which you have the most to lose by moving.

One thing is paid. This is everything that is not.

There is exactly one check in the product that asks whether you are subscribed, and it guards the direct two-way channel connection. Nothing else looks. That is not marketing framing, it is how the code is built, and it means the list below is not a curated free tier so much as the whole product minus one connection.

The last row is the honest one: you can set rates and stay rules on the free plan, and they will run your own booking page correctly. What they will not do is travel out to Airbnb or Booking.com, that is the connection you are paying for.

The mechanism

How free sync works, in four steps.

Worth understanding rather than taking on trust, because it explains both why it can be free and where it is slow.

    Every platform publishes a calendar file

    Airbnb, Booking.com, Vrbo and most booking sites will hand you a link to a file listing the dates that are taken. It is an open format called iCal, the same one your phone calendar speaks, and no integration or approval is needed to read it.

    We read yours every 15 minutes

    Each feed you paste in gets checked four times an hour. New stays appear on your calendar; stays that vanish from a feed are treated carefully rather than believed immediately, because a feed that hiccups should not cancel a real booking.

    And we publish one back

    Your whole calendar goes out as a feed of its own, which each platform subscribes to. This is the half people forget, without it the sync only runs one way, and the channel you did not connect is the one that double-books you.

    Each platform reads it on its own clock

    This is the honest catch. We control how often we read; we do not control how often Airbnb or Booking.com reads ours. The total delay is the two schedules added together, which is why free sync is measured in hours rather than seconds.

What we will not do to it

Six things that will not happen.

We are not going to promise our pricing never changes, nobody can keep that, and you should distrust anyone who says it. Here is the narrower promise we can keep, about the shape of the free plan rather than the price of the paid one.

The reason we can say that is structural rather than noble. Reading a calendar file on a schedule is genuinely cheap to run. A direct channel connection is a real per-listing arrangement with real cost behind it, and that is what the ten dollars pays for. Free is not a loss we are recovering with a countdown, it is the cheap half of the product.

The other side of it

When free stops being the right answer.

One test: could two guests realistically book the same night inside the window where your calendars disagree? On a property with gaps between stays the answer is no, and paying to close a gap that never opens is just paying. On one that sells out peak weekends months ahead, the answer is yes, and a single lost night usually costs more than a year of the paid plan.

It is decided per listing and changeable any month, so this is not a decision about your account. Upgrade the property whose calendar is tight and leave the rest exactly where they are.

Common questions

Is there a genuinely free channel manager?

Ours is, and the test is whether the free plan has a countdown, a listing cap, a read-only mode or a commission. It has none of those. Unlimited properties sync over iCal with Airbnb, Booking.com, Vrbo and anything else publishing a feed, you get one calendar across all of them and a commission-free booking page, and no card is asked for at any point. What free does not do is move prices or land instantly.

What is the catch with a free channel manager?

With ours, exactly one thing: iCal carries dates and nothing else, and each platform reads it on its own timetable rather than the moment something changes. That is the whole catch, and it is a property of the method rather than a restriction we added. Everything else in the product (the calendar, the booking page, the inbox, the apps, the team logins) is on the free plan.

How does a free channel manager work?

Every booking platform will publish your taken dates as a calendar file, and subscribe to one you publish back. We read each of your channel feeds every 15 minutes and hand out a feed of your whole calendar for them to read. No integration or partner approval is needed on either side, which is why it can be free, and why it is slower than a direct connection.

How many listings can I have on the free plan?

As many as you have. There is no property-count check anywhere in the product, so there is no number at which the free plan stops working. Hosts run whole portfolios on it.

Do I need a credit card to sign up?

No, and there is no card on file waiting to be charged when something expires. Adding a payment method is a thing you do if and when you upgrade a specific listing.

Is the guest inbox included on the free plan?

Yes. The inbox is not a paid feature, enquiries and messages from your own booking page arrive there on free. What the paid connection adds is Airbnb and Booking.com conversations landing in the same place instead of in each platform’s own app.

What is actually paid, then?

One thing: the direct two-way channel connection, at $10 AUD per listing per month for the listings you switch it on for. That is the only thing in the product that checks whether you are subscribed. Everything else works the same whether you pay us or not.

Do I even need a channel manager?

On one property on one platform, no, the platform is your calendar. The moment there are two, something has to keep them honest, and doing it by hand works right up until the evening you forget. That is the job a free plan does well: it is not fast, but it never forgets, and it costs nothing to find out whether you needed it.

Can I just import calendars into Airbnb directly?

You can, and that is genuinely the same mechanism we use, Airbnb will subscribe to another platform’s feed and block those dates. What it will not do is give you one calendar across every property and channel, keep three or four platforms in step with each other rather than just with Airbnb, or let your cleaner see the result. If two channels is all you have, Airbnb’s own import may be enough, and we would rather say so.

Will the free plan get worse over time?

We are not going to promise our pricing never changes, because nobody can keep that. What we will say is narrower and keepable: we will not put a card requirement, a countdown, a listing cap or a read-only mode on the free plan, and we will never take a percentage of a booking. Those are the four things that turn a free plan into a trap.

Can I use it for free and still take direct bookings?

Yes, and we take 0% of them. Every listing gets a booking page on the free plan, guests pay through your own Stripe account at Stripe’s rates, and the money never passes through us. It is the highest-margin channel you have and it costs nothing to run.

How is free sustainable for you?

Because the two plans cost us genuinely different amounts to run. Reading a calendar file on a schedule is cheap. A direct channel connection is a real per-listing arrangement with real costs behind it, which is what the $10 pays for. The free plan is not a loss we are recovering with a countdown, it is simply the cheap half of the product.

What happens to my data if I never pay?

It stays yours and stays readable. No export fee, no archive lock, no read-only penalty after a period of not paying. If you leave, you leave with everything.
